DHA Phase 9 prism

Please Share DHA Phase 9 Prism Lattest updates, What are market conditions for investments. It is the best option to invest. Any updates for development and possession. What is the good location plot price in F block and G block. Is there any upward trend?
Is it capable to reach 250 lacs in one year time?

Market is getting more stable. Right now standard in F, G & H block price range is approx 120-145 and catagray plot u can get it around 150-160. Prism prices shown in Websites are not real. They showed 10-25 lacs more form the real
market. I don know why?
The prices will never touch 250 Lacs in one year. It can reach to this level if DHA will hand over the possession.
Now in all phases the prices in correction mode. I suppose the File prices will also reduced shortly.

I agree with End User KSA feedback. Last 2-4 weeks the prices have stopped to go up and even had correction of 5-6% on the price increase which happened between July and August.
There are some die hard fans of Prism which will even tell you that Prism will touch 3 crore in one year which is not realistic. There is still time in possession and only possession is not enough to have increase in prices rapidly and it goes slow and smooth. Prism is huge!! So imagine the time it will take for it to get populated for first 20-30% then to 50% and later to 70-80%. People would have made money in prism in 2 months (July and August) for around 20-30 lakh with the spike in prices and the increase in number of transactions. but now may be it takes 1-1.5 years to have another increase of lets say 30 lakhs as things will be slow now and even if you see now the transactions will be less.
Many "dealers" have done token to make fast money and are now stuck finding genuine buyers to sale the plot taken on biana/token - that is confirm news and the truth. many people will agree with me

Yes - Prism prices are now controlled by IMF and World bank. Actually George Soros just started buying corner plots

Yes Prism is undervalued right Now. It Will gain more in short term. No doubt its the best investment in Lahore now a days.

No need to buy..the market has already started going down..it will go down because bianas are been stuck..no buyer in the market..file prices going down sharply..wait till december 2202 you will get a good location plot in prism in 100~110 lakh range.

Dear Habib You are absolutely right..... The prices is going down slowly because most of the dealers stuck in Banas and trying to find the genuine buyers.....except the bians certain number of plots in Prism as well as in Phase 7 are marked as stay order due to refusal of transfer by the settler due to sudden jump in prices.
In my opinion the Prism average good plot should not be more than 120-130 and category plot around 150-165 not more than this. At this level of prism takes at least 5 years to reach at current population of phase 7. I agreed the location of phase 7 is not good as Prim but there is a construction.
For example, You can see phase 8 prices are stuck since 3-5 years almost with same rates. Due to high prices of plots there is no construction there.
It is good for the investors as well as end user if the prices will stable and increased on logical bases otherwise the Prism will stuck like Phase 8 and you will not see any construction there.
The area of Prims is very huge, we suppose if DHA will hand over the possession for A,P,Q R blocks in December-2020 as creates hype of some dealers personally I am not optimistic. Considering the current work speed and laying the electrification cable the DHA will reach not ready for possession before December 2021.
This is just dealers GAME and Hype.
Due to the current PTI Govt economic performance the prices will increase of property not more than 5-10% up to 2021.
See the prices of phase 10 file suddenly reach from 40 to 60lac now back to 52 in 2 weeks, in coming days it will stable under 45-50. Who fool will invest in DHA phase 10 because the history shows DHA at least took 15-20 years to develop the phase.
I have a plot in prism on 150†Road, I bought it 124 lac in Jan-2020- All paid , in June the dealer approach me and offering 107 and suddenly the price increased he offer me 125 then after week he again offer me 155 and on peek offer me 185 and now he offer me 160-165. See the dealers GAME

As transformers have not been installed in any of the sector so if they at all decide to give possession it will be without electricity and sort of paper possession. Waiting for LRE/ CMY response on this important issue

I think reasonable timeframe of possession would be 18 to 24 months. Most of the things are ready. Electricity work started. If DHA want's, it can get the electricity work completed in 6 months in some sectors. But it depends on their desire.
But I think reasonable timeline would be to have possession open around june 2022.

I need your advise as I bought 4 Marla commercial plot # 112 near bahria office at 60 lack on , three months back but due to no buyer in market prices goes down, now I m totally confused to hold that plot after paying 1st installment or should I try to sell it on loss and if need to hold than how much should I hold and what will be the expected gain.

Can somebody explain to me the difference between a PROPER allocation file for DHA Phase 5 10 Marla and an allocation file.
I have an allocation file of 10 Marla in DHA Phase 5. No block is mentioned on the letter.
Please explain it to me if you can because some ads announce allocation files with block names.

DHA 5 M block have gained good. Time to sell it. Its surrounding is not ideal. Lots of villages built up areas and graveyards etc at your site will NOT give you a good feel of DHA Lahore for your house there unless you have a selected a good plot with carefully doing on site survay about whats will be in your view if you build a house there.

Hopefully my answer wont offend any one. I am afraid really afraid to speak my mind now.

Sir very sorry to know if you are quoting your recent visit and saying there is no park, deserted and small roads. I believe you have visited some wrong location or any village. BTW, enjoyed your living standard statement.

Anyways, they have one of the biggest parks in surrounding societies and in very good condition. B-Block park is developed for last few years, while E-Block is almost ready. Minimum road size is 40 Feet.

I would suggest to revisit and then tell us all about your new point of view.

After considering all factor including standard of development, location backup organizational support, size / standards of roads as well as parks etc, price in which plots are available and security system .......and on top every thing a fraud free society as u being oversees my suggestion is AWT-2. U may come after 10 years ur plot/ house will be safe.... no one can fraud u. rest choice is ur but must visit all above mentioned places to make a choice. best of luck

DHA phase 11 Rahbar sector 2 is the best option for construction of 5 Marla house in blocks G, H or F under DHA name. DHA Rahbar phase 11 is centrally located society, with all the basic facilities, opposite Valencia housing society.

Option2:
4 marla commercial Dha rahbar phase 2.

Which is a better option for 1-2 year investment??

DHA TOWN OR DHA RAHBAR

both have possession
Both will get roads made around them
Both DHA just buy Average plot not too good not bad

DHA TOWN average plot 50-55 lacs
DHA RAHBAR mid to upper streets 45 lacs

DHA RAHBAR blocks MNP almost ready

Today saw this and looks DHA RAHBAR phases MNP will be handed fast as infrastructure almost developed. phase 1 and 2 already has possession these were 3 extra blocks of phase 2 FGH etc blocks.

DHA RAHBAR is on Raiwind side DHA PROPER project. Because on this side DHA presence is very little only EME is the only other developed phase so intense interest of small home buyers and investors who wants DHA name and all that which comes with it.

Under the flagship of DHA 11 Rahbar sector phase 2 is the best investment at the moment because of the following factors:

1. Almost complete kahana railway line overhead bridge on defence road.

2. Road widening of Defence Road on which DHA 11 Rahbar is located.

3. Easy nearby approach hardly 1/2 km from this society to under construction ring road, which will connect to all areas of Lahore.

4. Under construction road from khayaban e Jinnah to raiwind road passing thru DHA Rahbar 11.

Rahbar has lot of potential for the times to come. Builders have purchased dozens of plots of 5 Marlas in possession area blocks G, H, K, L & F for construction of houses for sales.
