i bought file of 10 marla of parkview and got plot in dha phase7 in 2012 ballot.development charges were 9 lax which i had to pay in one and half year.but unfortunatly i could not pay due to being in overseas.now i came to pakistan and went to dha office to pay my development charges.i shocked to hear this that i have to pay 5 lax panelty over 9 lax due to none payment of principal amount.they were charging 500 rupees daily on installments.i immediatly paid 9 lax principal amount so that i could stop 500 rupees daily amount on principle amount now i will have to pay 5 lax extra panelty.

Think before you buy in Bahria.

Learn from my personal example I bought a file in Sector C (BT close to Multan Road) after balloting was told that due to lack of space they have shifted my plot to Orchard. Then Orchard Balloting happened, I was shown on the map that my plot is a corner plot and I have to give more money for it. And then they changed the map. so now my plot is in Northern district the part that has not been handed over as yet.

This story started about 12 yrs ago, I still do not have the plot.

I too had a file in Sector C, Bahria Town Lahore in 2004, when Balloting was done, according to Ballot result our Plot was in Gulsheen Block. Plot number was 637 and in Map total plot number for Gulsheen Block was near 300 at that time.
So in Pakistan it is normal.

@worst location , similar kinda sad story i am sharing , we paid installments of prime location plot in c sector bahria near talwar round about .my uncle bought that 10m jasmine plot for us and 2 other plots for other 2 uncle's one in chambeli and other i do not know block name which later on bahria cancel whole block plan as not feasible

our plot he bought on 7 lac on and we paid lac's installments in next coming years, they cancelled our plot too on saying u come to pay last installment late though all other u deposited on time but we gave add of deadline u come 2 days late.

and put us in situation to get back 12 lac or get orchard central plot excellent location by paying 2.5 lac more , the term and condition we all signed so we went for orchard instead of court , my uncle who bought for us chose this .

we went for orchard but after a year i came to lhr on completion of my studies and due to some need i sold possession plot in central 300 line at 16.50 :( 6 years and paid 21 got 5 loss . after selling it in next 3 months it crossed 35 price , bahria i nightmare for us

same happened to my 2nd uncle plot who did not pay last installment too on time for chambeli plot and bahria cancelled his plot but he got plot in bahria town new block instead of orchard and 3rd uncle whose plot's block plan they cancelled he got in orchard too

may be the uncle who bought plot for all of us mixed up properties by favoring his both bro's instead of us through his bahria office employee friend , but on file of orchard history of jasmine payment slip also i saw on selling time , but overall bahria gave us nothing beside loss

its one of few bad experiences i saw before taking property matters in my hand . sometime i do think to investigate all matter as i was kid that time.

Mr Investor,

It will really depend on DHA delivers this time. Based on the past record one can predict 7-8 years before H can even be developed forget about possession. If slow development pace is still on the cards then H is a long term block. Slow gainer until possession for average plots.

But if DHA delivers as per his promise on ballot days, H will be a great gainer considering LRR factor and PRISM factor embedded in it anyway.

I am not sure but I think your file should be included in the ballot. The good news is that the files included in the ballot most probably got plots in DHA Town proper. You should get an intimation letter at your address but the delivery is not always very reliable. Its best that you contact DHA office or its helpline, provide them with the relevant information and ask them.

Last ballot for 9 town was in Dec.15, after Sept.15 DHA did a ballot in December as well. you can check with DHA by calling Land Transfer Dept. to get most updated news.

135x should have be balloted in the December ballot.
